The builder will deliver to you a copy of the approved technical project, the building permit, the outline planning permission certificate, so that you can be sure that the company has respected all the formalities required by public authorities.
Another step is to determine with the land register if the owner of the property you wish to buy is indeed the building company or the property developer with whom you will sign the sale contract and if there are charges on the property.
Any document delivered in exchange for a large sum of money for the reservation of housing will always be a sale contract.
- The price indicated must be the total price of the property, including IVA (VAT).
- The actual surface area must be clearly indicated
- The delivery deadline of the property must be determined and mentioned.
- The banking entity which endorses the sums that you pay during the construction of the property must be known.
You will pay the final payment at the time of the creation of the deed of ownership. .
You can choose the notary with whom you wish to sign your deed of final purchase.
With regard to the taxes, you will have to pay the IVA, i.e. 7% on the value of the property and during the signature of the sale contract at the notary's, the notary, registration and management expenses.
